  1. Skin Patching

    Ideal for short-term repair across smaller patches of asphalt, skin patching or overlay is done to cover a separate damaged portion of your asphalt with a layer of new asphalt which is then compacted down with rollers that are specially designed to perform this type of work.

    An asphalt overlay is not a one-size-fits-all proposition. Every patching job is different and skin patching work can vary from one job to another based on a variety of factors. The thickness of the overlay is determined by the amount of disrepair evident in the area being patched. An area with excessive damage will require a thicker overlay than an area with lesser damage.

    The drainage capabilities in the asphalt that is being repaired is also taken into consideration. If the drainage is quicker, the overlay is typically thinner than if the current asphalt has a slow drainage rate.

    This option is less costly than reconstructing the asphalt entirely and it takes less time to perform the work. Our technicians can advise if skin patching is right for your particular asphalt drive or lot with just one consultation.

  2. Sealing

    The primary reason for sealing your asphalt is to protect the surface from the harsh impacts of the weather, water damage, and age. As we've mentioned above, asphalt is resilient but it's prone to deterioration over time. Shrinkage and hardening of the material can both occur and that makes the asphalt less resilient and more vulnerable to fracture due to heavy stress pressure and moisture.

    To prevent this damage from becoming far worse than it should be, the surface of the asphalt can be protected with a couple of possible maintenance options.

  3. Seal Coating
    Applying a seal coat is typically done when the asphalt has lost its malleability and is no longer pliable. This is often due to overexposure to the sun and heat. Asphalt is an oil-based material and it is important that the material maintain that petroleum component. Seal coating can help to maintain the natural resilience of the material while filling in the surface cracks that threaten to allow moisture to seep in and cause further damage. This protective layer can also block UV rays of the sun and other environmental hazards that are dangerous to the asphalt. A seal coating job usually takes around two to four hours to complete.
  4. Slurry Seal
    A slurry seal is a thicker type of coating that is more akin to the aggregate composition of asphalt. That similarity to asphalt makes it more effective at protecting the surface of larger lots that see elevated levels of wear and tear. The particulate in a slurry seal makes it stronger and more resilient against high-traffic areas. It offers much of the same protective qualities as a seal coating but uses special equipment to mix and apply the material to the asphalt surface. The entire process is longer than seal coating as it could take up to half a day to apply and cure.
